Methodology v1.2
How we count, and what we do not count
Scope
Homes for sale with an asking price of €1,000,000 or more: chalets, houses, penthouses and large apartments. Long-term rental is excluded. Coverage is measured against an estimate of about 200 such homes for sale.

Registry
- Listings from all agencies are matched into one record per property, using physical characteristics, not addresses.
- Each asking price is stored as an observation: date, agency, price, status, source link. The current price is never overwritten.
- Time on market counts from the first observation by any agency. A reduction is any observed drop in one agency’s asking price.
- Withdrawn and sold records are kept.
Index
- For each parish at period end: median and interquartile range of the lowest asking price per m² of built area, across homes for sale.
- Change over 12 months compares the median at period end with the median twelve months earlier.
- Each issue has a permanent address, a publication date and the methodology version used.
What the index does not claim
- It does not report transaction prices. Andorra does not publish them.
- It does not value any property and does not say whether a price is high or low.
- It does not forecast prices or describe returns.
- It does not describe the market for resident housing below the threshold, except in the affordability block, which cites official statistics.
- Medians with fewer than five homes are shown but should be read as indicative.
